How Sun City Homes Are Roofed

Sun City was built in sections over about 18 years, starting south of Grand Avenue in 1960, moving north of Grand in the late 1960s, and finishing with the last homes in 1978. The houses are mostly single-story with low-pitched roofs. Listings across the community show a mix of composition shingle, built-up roofing, foam and some tile, often on the same house, with a flat section over a carport, patio or Arizona room.

On homes this old, what's under the roof covering matters as much as the covering. Earlier reroofs sometimes went over an older layer instead of replacing it. Decking can be stained or soft where small leaks went unnoticed for years. Low-slope sections hold water longer and wear faster in the sun. A replacement is also a chance to change a worn built-up section to foam or a modern membrane, or to move to a cool-rated shingle. Tile Roof Repair and Underlayment in Sun City

Tile is less common in Sun City than in newer West Valley communities, but some homes have it, either from the start or from a later reroof. Older tile can be hard to match, so on a repair we pull pieces from hidden slopes to use where they show. Tile is heavy, so before anyone adds it to a home that had a lighter roof, the framing has to be checked.

Only Sun City homes with tile need this, and on many of them the tile was added in a later reroof rather than at construction. The tile comes off and is stacked, the old felt or synthetic layer is stripped, and a high-temperature underlayment and new flashing go down before the tile is relaid. That layer tends to give out after 15 to 25 years under Arizona sun. If no one can tell you when it was last replaced, have it inspected.

The original Sun City, built first, starting in 1960 alongside the community's first shopping center, recreation center and golf course. Homes here have the oldest framing and decking in Sun City. Many listings show composition roofs that have been replaced at least once, and a tear-off often turns up older layers and boards that need replacing.

Viewpoint Lake and the Lakeview area (85351)

Part of Phase 2, which Del Webb announced in 1967 for the land north of Grand Avenue. Viewpoint Lake opened in October 1968, and the Lakeview Recreation Center broke ground the next spring at Thunderbird Road and Del Webb Boulevard. Phase 2 homes went up from the late 1960s on. Many have had rooms or patio covers added since, and the joints between old and new roof sections are where we look first.

North of Bell Road (85373)

Among the last parts of Sun City to be built; listing dates here cluster in the mid-1970s, and the community's final homes were finished in 1978. Listings show composition, built-up and foam roofs, sometimes two of them on one house.

Townhouses, duplexes and co-op buildings (85351, 85373)

Permits, HOAs and Paperwork in Sun City

Because Sun City has no city government, building rules come from Maricopa County. The County's local amendments to its building code, dated September 2022, exempt a roof replacement or re-roof from permits as long as the new roof uses the same kind of material the original did. Shingle back to shingle, foam back to foam, and lifting and relaying tile all generally fit that rule. Switching materials, or finding structural damage that needs repair, can bring a County permit into play, and we check that with the County before going ahead.

Sun City doesn't have one mandatory HOA. Instead, deed restrictions (CC&Rs) come with each property, and the Sun City Home Owners Association, a voluntary-membership group, works to enforce them. If you're planning a visible change, read the CC&Rs you received at closing or call SCHOA at (623) 974-4718. If you live in a condo, townhouse or co-op, your association may own or manage the roof, so check with it first.
