What changes the price

Roof size

Price is set per square foot of roof, not floor space. A one-story home has more roof than a two-story home with the same living space, and an attached garage adds roof area too.

Slope

Steeper roofs have more surface for the same footprint and are slower and harder to work on safely, so they cost more per square foot.

Valleys, vents and levels

Every valley, skylight, chimney, wall and roof level needs flashing and extra labor. A plain rectangle roof costs much less per square foot than a cut-up one.

Deck condition

If boards under the old roof are soft or rotted, they have to be replaced. We can't know how many until the old roof is off, which is why final prices can change.

Tile breakage and matching

When tile is lifted for an underlayment replacement, some pieces crack and older profiles can be hard to match. Clay breaks more often than concrete.

Solar panels and rooftop equipment

Solar panels have to be removed and reinstalled for most roof work. We handle that as part of the job, and it is priced separately from the roof.

How accurate is this roof cost calculator?

For a typical Phoenix-area home it lands close to what most jobs cost, but it can't see your roof. Deck damage, tile breakage, access and permit needs can move the final price, so treat the range as a budget and get a free inspection for an exact number.

Why is roof area different from my home's square footage?

Roofs cover the garage and the overhangs as well as the living space, and a sloped roof has more surface than the floor under it. For a one-story home, the roof is usually 20 to 50 percent larger than the living area.

Is it cheaper to replace underlayment or the whole tile roof?

Replacing the underlayment and reusing your tile usually costs less than a new tile roof, because you aren't buying new tile. If many tiles are broken, discontinued or worn, a full replacement can be the better value.

How long does a new roof last in Arizona?

Concrete and clay tile can last 50 years or more, but the underlayment under it usually lasts 15 to 25 years. Asphalt shingles typically last 20 to 25 years in our heat. Foam roofs last decades if the coating is renewed every several years.

Do I need a permit to replace my roof?
